Counterbalance and lift

Torsion springs above the opening, or extension springs along the tracks, store the energy that makes a heavy door feel manageable. Lift cables transfer that energy through drums. If a spring has failed, the opener is often blamed first because the motor strains, reverses, or refuses to lift. We confirm balance before recommending opener parts so you are not paying for a motor that was only compensating for a broken spring.

Dual-spring shafts should be evaluated as a pair. Matched wear and matched wire size keep lift even across the opening. Mismatched springs from a prior incomplete repair create uneven load and premature cable wear—something we call out when we see it on San Diego visits.

Travel hardware and safety

Rollers guide sections through vertical and horizontal track. Flat-spotted or dry rollers increase drag and noise, especially in homes with bedrooms above the garage. Hinges link panels so the door can articulate; loose or cracked hinges change how sections stack. Tracks must sit plumb and secure—bent track from impact or off-track events needs realignment before the door can travel safely again.

Photo-eyes and reversing functions are checked after mechanical work. A door that reverses at the floor may need sensor alignment, cleaner lenses, travel-limit adjustment, or relief from a binding bottom seal. Sensors are a backup layer, not a babysitter—clear the opening of people, pets, and clutter while testing travel.

Openers and controls

Logic boards, gear kits, remotes, keypads, and wall controls each fail differently. A fresh remote will not fix a broken spring. Higher opener force will not fix bent track. What you can observe

From outside the path of the door, note whether both sides sit level when closed, whether photo-eye lights stay steady, whether the wall button responds, and whether remotes have fresh batteries. Look for obvious cable fraying without touching the hardware. Listen for where noise is loudest—near the motor, along the tracks, or at the spring shaft above the opening.

If the door is closed and you suspect a broken spring, leave it closed. A door with failed springs can be extremely difficult to lift by hand and dangerous if it drops. If the door is open and will not close, keep people and vehicles clear of the opening. Plan alternate house access when the garage is your primary entrance.
